Madison and Guilford Market Update: What September 2026 Data Actually Tells Sellers

Are home prices going up or down in Madison and Guilford, CT? Madison's typical home value rose 3.6% over the past year to $729,397, while Guilford's median sale price fell 6.5% to $654,644.

Both towns are still selling above asking — which means the median is telling you what sold, not what your home is worth.

Two towns, two headlines, one story

If you pulled up Madison and Guilford side by side this month, you'd think they were in different economies.


Madison's typical home value is $729,397, up 3.6% year over year, with homes going to pending in about 10 days. Meanwhile Guilford's median sale price came in at $654,644, down 6.5% from the same period last year.

Down 6.5% sounds alarming if you own a house on Whitfield Street. It shouldn't. Sit with the rest of the Guilford numbers for a second:

→ Homes sold for 104.2% of list price — up a full point from last year

68.6% of homes sold above asking, up 10.6 points year over year

→ Median days on market: 31, down from 36

→ Homes with price drops: 18.5%, down from last year


That is not what a declining market looks like. That is what a market looks like when fewer, different homes happen to trade hands. Only 39 homes sold in Guilford in June, down from 50 a year ago. When the mix of what sells shifts — more condos on Church Street, fewer big water-view properties — the median moves even though individual home values don't.


The median is a description of the sample. It is not an appraisal of your house.

What the competition numbers say

Here's the sentence I'd want a seller to underline: more than two out of three Guilford homes that sold went for more than the asking price. In Madison, 57.3% sold over list, with a sale-to-list ratio of 1.016.

Both towns still have buyer demand vastly outpacing supply. Madison had 68 homes for sale at the end of July and 31 new listings that month. Across New Haven County, months of supply has been sitting near two — nowhere close to the five or six months that would signal a balanced market.

Inventory this tight does something specific to buyer behavior: it makes them decisive about the right house and brutal about the wrong one. A Madison home that's been prepped and priced correctly can go pending in a week and a half. A dated one at an optimistic number will sit on Route 1 traffic-level visibility and still not move.

Rates crept up again — and that's fine

The 30-year fixed averaged 6.71% in Freddie Mac's September 3 survey, up from 6.66% the week before and 6.50% a year ago. The 15-year averaged 6.04%.

I'm not going to pretend that's exciting. But notice how small the movement is. We've spent three years watching sellers wait for a number that keeps not arriving, and in the meantime the buyers who need to move have adjusted. They've priced 6-and-change into their budgets. They're still writing offers over asking in our town.

The sellers who did well this year weren't the ones who timed the rate. They were the ones who prepped well, marketed aggressively, and priced right.

Why fall is a real window here

There's a version of this advice that's generic. Here's the Guilford and Madison version.

Our buyer pool has a seasonal shape. The buyers who needed to be settled by early September are done — that wave crested in July. What's left through October is a different, often better buyer: relocating professionals, owners trading down from larger houses, second-home buyers who came out for a weekend and started looking at Long Island Sound differently.


Those buyers aren't shopping on a deadline. They're shopping on fit. And they're competing against far fewer listings than they were in May.

Fall also happens to be when both towns look their best. Bishop's Orchards is at full tilt with pick-your-own. The trails at Westwoods and over at Rockland Preserve in Madison are worth the drive alone. Salt Meadow Park and the Madison Green are still busy on weekends, and R.J. Julia has that fall-window energy that makes downtown Madison feel like a place you'd want to live — which, if you're selling here, is doing part of your marketing for you.

Photograph your house while the light is like this. That is not a small thing.

What I'd do if I were listing this fall

Price to the comps, not the headline. If you read "Guilford down 6.5%" and shave your number, you're leaving money on the table in a market where 68.6% of homes sell over list. Price to what homes like yours actually did.

Assume the buyer wants turn-key. The gap between a prepped house and an unprepped one is wider now than it was two years ago. Buyers spending near $700K in Madison or Guilford are not budgeting for a project on top of a 6.71% rate.

Watch the first two weeks. With a median of 31 days in Guilford and 10 days to pending in Madison, you learn almost everything you need to know fast. Strong showing traffic and no offers is a price signal. No showing traffic at all is a different problem, and it's usually fixable.


Don't wait for spring by default. Spring brings more buyers and more competing listings. Sometimes that math favors you. Often it doesn't. It depends on your house.

With rates near 6.71%, buyers have less appetite for renovation costs on top of their monthly payment. Updated kitchens and baths, mechanicals in good shape, and a home that shows well in photographs are what separate a fast sale from a long one.
