Madison is the more interesting one. Prices are up more than Guilford's — 13.1% year over year is a real number — and yet the share of Madison homes taking a price drop jumped 8.3 percentage points. Both things are true at once. Strong homes are getting strong results, and the ones that launch wrong are correcting.
That's not a Madison problem. That's what a market looks like when buyers are selective rather than desperate. Nationally, NAR's Lawrence Yun described exactly this in September, pointing to homes sitting longer and fewer buyers bidding above asking, with "large local market variations." Guilford and Madison are two of those variations, sitting four miles apart.
Why the launch matters more than the fix
A price reduction works. It just costs more than launching correctly did.
When a home comes on and doesn't get traction in the first ten to fourteen days, you're no longer competing for fresh buyers. You're competing for buyers who already saw it and passed. Getting a second look out of someone who has already formed an opinion is a much heavier lift than earning the first one.
The Guilford and Madison numbers say the same thing from the other direction. Homes in Guilford that Redfin flags as hot go pending in roughly 25 days at about 9% over asking. In Madison it's roughly 18 days at about 8% over. Those aren't homes that ground it out for four months. Those are homes that landed on day one.
What buyers see before they see your house
Almost nobody walks into a Guilford or Madison home without having already studied it on a phone. So the launch package is the product.

Mid-September through the end of October is a genuinely good stretch here, and it's short. Buyers who spent the summer looking are getting serious before the holidays, and the towns look their best.
In Guilford, Village Greene Gardens on Boston Post Road is celebrating fifteen years in a new, larger store, and they're full of mums and asters right now — which is the cheapest, fastest exterior upgrade available to any seller reading this. A few minutes away, Just Hatched on State Street has been in business here for more than 25 years, which is the kind of continuity buyers relocating to our town are quietly looking for.
In Madison, the shops along Wall Street stay busy straight through fall, and the Madison Cheese Shop is the sort of small, specific detail that sells a town faster than any amenities list. When I'm marketing a Madison 06443 home, that neighborhood texture goes in the story, because a buyer moving from out of state is choosing a life, not a floor plan.
One more number worth knowing
The 30-year fixed-rate mortgage averaged 6.76% as of September 10, 2026, according to Freddie Mac — up from 6.71% the week before, and up from 6.35% a year ago.
That's not a reason to panic and it's not a reason to wait. It's a reason your price has to be right on day one, because a buyer's monthly payment math is tighter than it was last September and they are shopping accordingly.
